Minutes of Friday 2/12/2010 Meeting


United we Stand.


To those of you who attended, I am grateful.

To those who were unable to attend, I regret having missed the opportunity to share the that time with you.
It was a warm, friendly group of like minded men and women, Certified Residential and Certified General Appraisers committed to developing a mutually beneficial working relationship.

It is my personal belief that together we can build a network of solid professionals working towards a common goal.
Our objective is to bring Dignity and Respect back to our profession while earning decent wages for our efforts.

Today being February 14th 2010, we stand at the dawn of a new day. After five years of feasting, and two more of famine, we need to approach tomorrow as a group.

Its my opinion that gone is the day of standing alone, competing with one another for clients. Today our success can only be attained by working together as a team.

Give me 10 great appraisers and I'll bring you a slew of lenders looking to have us handle their property valuation needs.

Allied will serve as the affordable "compliance" provider and this team of appraisers will generate the type of top shelf appraisal reports that lenders embrace. This will be our legacy.

How?

By teaching Appraisers and Lenders to cooperate in compliance (with little or no effort on the part of the management company).

I'm confident that the right men and women can operate the process of appraisal ordering, assignments and submissions mechanically and thereby keep the cost of management to a bare minimum and thus leaving more income to the appraisers .

Minutes of the meeting.

The meeting began promptly at 9AM.

We discussed several issues that are "key to our success".

QUALITY CONTROL
in the weeks and months to come, many of the current appraisers in our rotational group will be placed in "standby mode" while the 10-12 strongest appraisers share the bulk of the assignment volume.
The "10-12 rotational appraisers will be determined based on the quality of reports produced and submitted.

These 10-12 will be picked based on quality of reports submitted and reasonable communication skills.
Updated Website status comments will be a key factor in "communication" grading.

Fewer unnecessary stips or conditions will also yield better positions in the hierarchy.


Of course some stips are unavoidable, but our hope is that we make every effort to generate clean accurate reports that will satisfy underwriters and investors alike.
When we get to the point of greater volume, standby appraisers will be given the opportunity to produce and earn accordingly.

COMMUNICATION:
All correspondence regarding any particular appraisal project or assignment will be limited to the website comment box. If a comment needs to be more elaborate than one box allows, a second comment box can be used.
Phone calls to “allied” or myself should be kept to a minimum. Phone calls are not recorded and cannot be used as a reference.

CREATING MORE OPPORTUNITY:
Any accounts an appraiser might presently have with other lenders can continue to benefit the individual account holder by ensuring a position in that lenders rotational roster. I would ask that you introduce me to the decision makers and allow us to create a larger pool of assignments.

COUNTY ROTATIONS:
Current "allied" accounts will be organized into "counties" each with its own rotational roster . The more counties you cover, the more assignments you will be in line for.

ETHICS:
Appraisers will only accept assignments in counties in which they have all the necessary resources (mls/geodata or comps inc/redlink, etc).


FHA ASSIGNMENTS:
Borrowers can be contacted (to set appointment dates) but the subject property cannot be inspected until the case # is assigned and the appraiser has seen the fha connection document

PURCHASE CONTRACT
No report should be submitted to Allied” unless a contract has been reviewed and acknowledged as such in the completed appraisal report

ALLIED APPRAISER GROUP FIRST MEETING

In an effort to keep expenses under control, satisfy Lender/Client compliance issues and refine the AMC/ Appraiser/ Processor system, I'd like to request a "One Hour - Breakfast" monthly appraiser meeting.

The first to be held next Friday 2/12/2010 at 1900 Hempstead Tpke East Meadow Ste 209, 9AM.

We can settle in for a quick one hour meeting at a local diner or a conference office space in East Meadow that we have available, if you'd like.

The objective:
Clarify the process of assigning, accepting, updating status, submission of reports and compensation for completed projects.

I'd like to reduce the number of recommended approved appraisers to a smaller number of qualified proffesionals by looking for cooperative participants interested in serving the better good of all involved (including but not limited to borrowers, lenders, appraisers and the AMC).

At this point we are "35" appraisers sharing approximately 125 orders a month.
If we are to profit from this new arrangement we need to have a better organized group, with hard fast rules.
I'd like your help to improve and streamline the system.
When we have our system operating in complete harmony we can collectively approach other client lenders with a proven track record and solicit their business as well.

I'm looking narrow our group to the top 5-10 appraisal companies in our current rotation. All others will be used as standby if and when the workload is more than we can cover. This process of selection will be guaged by quality of reports, willinglness to cooperate with protocol, attending meetings, license and C/E compliance, access to all the appropriate resources, etc.

I'm suggesting that the first of these meetings will be held in Central Nassau County - midpoint to most of our associates.
To keep it simple, the meetings would be held every 1st wednesday of the month (with the exception of this first meeting).
